Until 2026 you could only get grant help with windows as part of a full One Stop Shop upgrade. Since 2 March 2026 there's a standalone SEAI grant for windows and external doors (SEAI, 27 January 2026). It's generous, but it comes with an insulation condition that many people miss.

How much is the windows and doors grant?

Home Windows grant Doors grant

Mid-terrace €1,800 €800 per door, max 2
Semi-detached / end of terrace €3,000 €800 per door, max 2
Detached €4,000 €800 per door, max 2

Source: SEAI windows and doors grant, checked 18 October 2026. You can apply for windows, doors or both. The windows grant is paid once per property, and you don't have to replace every window.

Who qualifies

  1. The home was built and occupied before 2011. Extensions built on or after 1 January 2011 aren't covered.
  2. You're replacing existing single or double glazing with high-performing windows with a U-value of 1.4 W/m²K or better, and/or inefficient doors.
  3. After the works, the home must have good attic and wall insulation: either your post-works BER shows a Heat Loss Indicator (HLI) of 2.3 W/K·m² or lower, or the BER advisory report rates the attic and walls "Good" or "Very Good".
  4. You use an SEAI-registered windows and doors contractor and get grant approval before work starts.

The insulation condition, in practice

  • If your home already had SEAI grants for attic and wall insulation, SEAI treats the insulation as good enough.
  • Otherwise, check your existing BER advisory report on the National BER Register using your MPRN.
  • No advisory report? A BER assessor can review older BERs or do a pre-works assessment. SEAI notes you can get the windows, doors, attic and wall insulation done as one project, and the grants are paid together once all the conditions are met.

Why it matters: if you fit new windows in a poorly insulated house and the post-works BER doesn't meet the condition, you risk not getting the grant. Sort the insulation question first. See our insulation grants guide.

Other conditions to ask your contractor about

SEAI also requires the home to be properly ventilated (rooms with an open-flued appliance need a permanent vent), window restrictors where there's a drop of more than 1.4 m, and windows that meet emergency escape rules.

What new windows and doors cost

SEAI's median costs for grant-aided jobs completed January to June 2026 (PDF):

Home Windows median cost Windows grant Left to pay Doors median cost
Apartment €4,196 €1,500 €2,696 €3,176
Mid-terrace €4,650 €1,800 €2,850 €4,230
Semi-D / end of terrace €7,110 €3,000 €4,110 €3,800
Detached €10,453 €4,000 €6,453 €4,300

SEAI's doors figures don't say how many doors each job included; the grant is €800 per door, up to two.

How to apply

  1. Get quotes from registered windows and doors contractors.
  2. Apply to SEAI and wait for your grant offer before ordering or starting.
  3. Have the work done, then get a post-works BER (some assessors offer a combined pre- and post-works service).
  4. Submit the paperwork. SEAI pays the grant into your account (your home may be inspected).

FAQs

Can I get the windows grant if I already ordered my windows? Only in a narrow case: SEAI said homeowners who ordered or started after the announcement on 27 January 2026 could apply if they met the rules and used a registered contractor. In general, grants can't be backdated, so get approval first.

Do I have to replace all my windows? No, but the grant is only paid once per property, and the after-works insulation condition still applies.

Can I get the grant for windows in my extension? Yes if the extension was built before 1 January 2011. Later extensions aren't eligible.

What U-value do the windows need? 1.4 W/m²K or lower. Your contractor confirms this on the declaration of works.
